It's getting very interesting. Rates are getting close to 5.00% for 30 years fixed, something very hard to imagine a couple years back. Underwriting is at 24 hours, in other words you can get your loan closed within 10 days!

Great news, I'm now able to close a loan within 15 days, GUARANTEED! so if you need to get into that home by then end of the month, with out any if's and's or but's about it, i can get it done.

Look like FHA (HUD) is searching for ways to help the purchase market. They are in the process of allowing Hud approved lenders and non profits, to offer bridge loans on the first time homebuyer tax credit. In other words, an approved agency will be able to lend the borrower the money for down payment & closings costs.

It's already the end of January and this year is off to a great start. Rates are still low and many first time homebuyers are looking to start purchasing homes with their income tax returns.

First time homebuyers are elgible for up to $7,500 refundable credit on their income taxes, if they purchase before July 1, 2009.

Appraisals

just a little reminder that if you plan on doing an FHA cashout above 85% loan to value, you now will be required to obtain 2 appraisals. Your appraisal fee will be roughly $900. Not the greatest news but something to think about.

Closing Times

We are in un-charted territory my friends. The Majority of the lenders (Wells Fargo, Suntrust, Metlife) are over 2 weeks in underwriting. In other words loans are now taking 45 days to close. Patients is highly recomeneded at the present time.
